## Job description

About The Company Utopia is an ultra-luxury hospitality and lifestyle brand creating a global ecosystem of properties and experiences. We develop private villa retreats in beautiful locations around the world, each with high-end service. Utopia also offers a wider ecosystem of leisure experiences and services available both to those staying on property and to external visitors. Utopia designs and builds its properties in-house. Our projects span the full journey: from concept and architecture to construction, interiors, landscape, guest experience, and long-term operation. For architects and designers, this means contributing on properties from the ground up, with the ability to influence how each place is planned, built, and experienced. For hospitality professionals, it means collaborating with a brand where service is personal, attentive, and built around each guest’s stay. We’re a young, ambitious team with high standards and a hands-on approach. We value strong ideas, practical thinking, attention to detail, and people who are ready to take ownership of their part of each project. If you’re interested in architecture, design, hospitality, or guest experience, we invite you to explore opportunities with Utopia. About The Role We're looking for a Construction Procurement Manager to own the full tendering process for our construction projects — from assembling tender packages to negotiating with contractors and building bid comparisons. Working closely with Project Managers, the Design/Technical team, and Estimators, you'll make sure every project gets a competitive, well-documented set of bids and the right contractor for the job. Responsibilities Assemble complete tendering packages for construction works together with the Project Manager, design/technical, and estimating departments (drawings, Bills of Quantities, contract drafts, Requests for Proposals). Build and maintain long lists and shortlists of potential contractors per trade/scope, and continuously grow the contractor database through market research and networking. Issue RFPs/ITTs, manage contractor queries and clarifications throughout the tender period, and keep a clear audit trail of all tender correspondence. Interact directly with contractors and suppliers: coordinate site visits, collect quotations, and follow up to ensure complete, comparable, on-time submissions. Negotiate commercial terms, pricing, and key contract conditions with shortlisted contractors. Prepare bid comparison / leveling tables together with the Estimators department, and present clear, well-documented recommendations for contractor selection. Support the Project Manager and Procurement department in the handover from tender award to contract execution. Maintain tender registers, trackers, and files in an organized and auditable way. Requirements Bachelor's degree in Civil Engineering, Construction Management, Quantity Surveying, Architecture, or a related field. 5 to 10 years of experience in tendering, procurement, or contracts within construction, fit-out, or general contracting. Strong ability to read and interpret construction drawings, specifications, and Bills of Quantities (BOQ). Hands-on experience drafting Requests for Proposals/Invitations to Tender and reviewing subcontractor/contract terms. Proven track record negotiating price and commercial terms with contractors or suppliers. Advanced Excel skills (bid comparison / leveling tables, trackers). Fluent English, written and spoken (additional languages a plus for international sourcing). Comfortable working remotely and independently across multiple concurrent projects. What We Offer Full ownership of the tendering process rather than a narrow slice of it — exposure to the complete cycle from package assembly to contract award. Work across a portfolio of construction and fit-out projects, with direct interaction with project managers, designers, estimators, and a wide network of contractors. Fully remote role with flexibility on location. A company actively investing in building out a proper procurement/tendering function rather than leaving it to already-stretched PMs By submitting this application, I agree that my personal data will be collected, processed, and retained by the company solely for the purposes of managing and assessing my candidacy.
