31 October Cost Controller (Silk Towers & Data Center Projects) Coteccons Construction , one of Vietnam`s leading construction companies with over 20 years of experience, is looking for a Cost Controller to join our team and oversee project costs across two of our major projects in Georgia - Silk Towers and the Data Center. The company delivers large-scale residential, commercial, industrial and infrastructure projects, applies modern construction technologies and works with international partners. Coteccons is currently implementing a number of significant projects in Georgia, reflecting its long-term vision, high ambitions and active involvement in the development of the Georgian construction sector. We are looking for a motivated and responsible professional who is eager to grow, work to international standards and collaborate with experienced specialists. Position: Cost Controller Projects: Silk Towers and Data Center Location: 37 Shota Rustaveli Avenue, Tbilisi Employment type: Full-time KEY RESPONSIBILITIES: Budgeting and cost planning: ** Prepare, maintain and update project budgets for both Silk Towers and the Data Center ** Break down budgets by cost codes, work packages and cost categories (materials, labour, subcontractors, equipment, overheads) ** Prepare cost forecasts, including estimate to complete (ETC) and estimate at completion (EAC) Cost monitoring and control: ** Track actual costs against budget on a project-by-project basis and identify variances at an early stage ** Analyse the causes of cost overruns and propose corrective measures to project management ** Monitor cash flow and payment schedules for each project ** Ensure that costs are correctly allocated between the two projects Contracts, subcontractors and procurement: ** Review subcontractor and supplier contracts, quotations and invoices from a cost perspective ** Verify interim payment applications, progress claims and acceptance acts against work actually completed ** Track variations (change orders) and claims, and assess their cost impact ** Work closely with the procurement, site and accounting teams Reporting: ** Prepare regular (weekly / monthly) cost reports for each project and in consolidated form ** Present cost status, forecasts and risks to the Project Directors and senior management ** Carry out other related tasks assigned by the supervisor Documentation & Material Write-Offs (Form No. 2 / Form No. 29): ** Form No. 29 Preparation: Prepare and verify Material Write-Off Certificates (Form No. 29) strictly aligned with approved Completed Works Certificates (Form No. 2). ** Consumption Norms vs. Actual Analysis: Compare standard technical material consumption rates against actual physical usage/write-offs to identify and analyze any abnormal material variances or over-consumption. REQUIREMENTS: Essential: ** Higher education in Finance, Economics, Accounting or Quantity Surveying ** A minimum of 3 years` experience in cost control, quantity surveying or project finance, specifically within a construction company ** High proficiency in both Georgian and English. English is the company`s primary language of communication, and must be strong enough for day-to-day work, correspondence and reporting ** Advanced command of MS Excel (pivot tables, complex formulas, reporting) and MS Office ** Ability to read construction contracts and bills of quantities (BOQ) ** Strong analytical skills, attention to detail and a high sense of responsibility ** Good communication skills and the ability to work with site, procurement and finance teams Considered an advantage: ** Experience on large-scale high-rise or industrial projects ** Experience of handling more than one project at the same time ** Experience with QuickBooks or similar accounting software WORKING CONDITIONS: ** Working hours: 09:00 - 18:00, Monday to Friday ** Place of work: Head office at 37 Shota Rustaveli Avenue, Tbilisi ** Remuneration is determined by mutual agreement, in line with the candidate`s qualifications WHAT WE OFFER: ** Fully company-funded health insurance ** A corporate SIM card with free internet and call minutes ** Opportunities for professional growth
