10 November Vacancy Announcement: Development Project Manager About the Role We are looking for a highly experienced Development Project Manager to lead large-scale development and construction project in Tbilisi from concept to handover. You will own scope, budget, schedule, quality and risk, and report directly to company leadership. Key Responsibilities: ** Lead assigned projects through the full lifecycle: feasibility, design, permitting, procurement, construction and handover. ** Prepare and manage project plans, budgets, schedules and procurement strategies. ** Coordinate designers, consultants, contractors and state authorities, and secure all permits and approvals. ** Oversee site progress, quality, health and safety, and contractual compliance. ** Report regularly to management and investors on progress, costs, risks and required decisions. ** Manage commissioning, warranty issues and project close-out. Requirements: Experience ** At least 10 years in development, construction or real estate project management, including at least 5 years in a senior role. ** A proven record of delivering large projects in Georgia (multi-building residential, mixed-use, commercial, hospitality or infrastructure), with verifiable references. ** Experience managing projects with budgets above USD 10 million, or comparable for the Georgian market. ** Experience managing multiple contractors and subcontractors at the same time. Knowledge ** Strong knowledge of Georgian construction law, zoning and the permitting process, including construction permits and commissioning certificates. ** Established working relationships with the municipality, authorities, designers and the local contractor and supplier base. ** Solid skills in budgeting, cost control, scheduling (MS Project or Primavera), tendering and contract management. ** Ability to read and review architectural, structural and engineering drawings. Education and Languages ** Higher education in civil engineering, architecture, construction management or a related field (Master`s preferred). ** PMP, PRINCE2 or equivalent certification is an advantage. ** Georgian: fluent. English: professional working level. Russian: an advantage. Personal Qualities: ** Strong leadership and the ability to manage multidisciplinary teams. ** Decisiveness, accountability and integrity. ** Excellent negotiation and stakeholder management skills. ** Attention to detail and a rigorous approach to documentation and reporting.
