The project represents one of the most significant private-sector developments in Georgia, bringing together premium real estate, commercial assets, hospitality infrastructure, and large-scale urban development initiatives. Position Overview We are seeking a detail-oriented Financial Analyst to support the financial planning and performance analysis of real estate development projects. The role involves financial modeling, budgeting, cash flow analysis, investment evaluation, cost control, and management reporting, while identifying financial risks and opportunities. The position requires close collaboration with Accounting, Sales, Engineering, Procurement, and Project Management teams to support informed, data-driven business decisions. Key Responsibilities Develop, maintain, and update financial models for real estate development projects. Prepare and update budgets, including CAPEX, OPEX, Cash Flow, and Sources & Uses. Conduct budget vs. actual analysis, identify variances, and propose corrective actions. Prepare weekly and monthly management reports. Analyze construction costs and the cost structure of individual projects and assets. Monitor project financing schedules and financial execution. Analyze cash flows and forecast potential cash gaps. Conduct investment analysis for new projects, including NPV, IRR, and sensitivity analysis. Monitor the achievement of financial KPIs. Analyze contracts from a financial and risk perspective. Perform scenario analysis and assess the financial impact of different project assumptions. Work closely with Accounting, Sales, Engineering, Procurement, and Project Management teams. Extract and analyze relevant financial information from accounting records. Professional Requirements 3+ years of experience as a Financial Analyst, Financier, Financial Manager, Economist, or in a similar role. Experience in real estate development, construction, or investment projects is required. Experience supporting projects with a value of USD 50 million+ is preferred. Experience in developing and setting up management financial accounting is preferred. Confident with Excel, financial models, Budgeting and financial planning, Cash flow analysis, Investment analysis, Construction cost analysis, IFRS. Able to structure and defend decisions to leadership. Ability to identify and extract relevant information from accounting records. Basic knowledge of Georgian tax legislation. Languages Georgian – Fluent; English – Fluent; Russian – Fluent. Personal Qualities Strong analytical mindset. High attention to detail. High level of responsibility and ability to work independently. Strong time-management skills and ability to meet deadlines. Ability to process and analyze large amounts of information. Strong communication and cross-functional collaboration skills. Reasonable persistence and ability to follow through on tasks.
