## Job description

Product Manager 📍 Location: Batumi, Georgia 🏢 Work Format: Office-based 💼 Employment Type: Full-time 🕒 Experience: Minimum 2 years About the Company We are a large-scale international real estate and infrastructure development project backed by investors from the UAE (Dubai). The project represents one of the most significant private-sector developments in Georgia, bringing together premium real estate, commercial assets, hospitality infrastructure, and large-scale urban development initiatives. Position Overview The Product Manager owns the development product: from concept and technical/economic parameters through handing off a fully worked-out product to design, sales, and marketing. Two tracks of work: (1) the company’s own projects, and (2) projects of external developers, where we shape the product and support the design process. How this role differs from in-house architects, designers, and engineers: they answer “how do we build it” and “what will it look like,” while the Product Manager answers “what do we need to build so that people buy it.” This person represents the market, the buyer, and the project’s economics inside the design process: sets the brief for design teams and resolves conflicts between disciplines in favor of the product as a whole. The Product Manager supports the product across the entire project lifecycle — from concept through working drawings and delivery: reviewing layout decisions for efficiency and market fit, weighing in on finishes, MEP/engineering scope, lobby and back-of-house areas, and specifications — anywhere a design decision affects sellable area, cost, and price per square meter. The goal is to protect the building’s economics and the product’s value to the buyer at every stage. Key Responsibilities develop product concepts, including market positioning, target audience profiling, feature sets, use scenarios, and competitive advantages. Calculate and optimize Technical and Economic Parameters (TEP), unit mix, sellable-to-total area ratios, and overall layout efficiency. Draft comprehensive product briefs for architects and engineers. Oversee design decisions across all project phases (Concept, Schematic Design, Design Development, Working Drawings) to ensure alignment with product requirements. Partner with the finance team to conduct market/competitive analyses, define price positioning, and run scenario analyses (unit economics, sensitivity to pricing and unit mix). Coordinate cross-functional teams, including architects, engineers, hospitality-operations consultants, and marina/commercial real estate advisors, ensuring coherent product decisions across disciplines. Shape product vision and standards for third-party developer projects by auditing concepts, optimizing space programs, preparing briefs, and overseeing design teams on the client's behalf. Develop high-impact materials for stakeholders and partners, including product decks, scenario comparisons, and strategic decision rationales. Collaborate with sales and marketing teams to translate the product into commercial assets (floor-plan brochures, key value propositions, positioning messaging) and systematically integrate market/sales feedback back into product iterations. Professional Requirements 2+ years in resort, residential or mixed-use real estate development as a Product Manager, Head of Product, product-side Project Lead, or Product Analyst who has grown into running projects independently. Proven track record building programs and unit mix, working with layout solutions, and evaluating their efficiency. Understanding of design stages and the ability to brief architects and other disciplines; can read drawings and design documentation. Command of product-level financial logic: revenue, cost, margin, sensitivity to mix and pricing. Based in Georgia: priority Batumi; candidates based in Tbilisi with regular on-site presence in Batumi will also be considered. Languages Georgian – Fluent; English – Fluent; Russian – Fluent. Personal Qualities Experience with hospitality, branded real estate (branded residences, serviced apartments, hotel operators), offices, retail real estate. Experience in fee-development or consulting for third-party developers. Experience with large multi-phase projects and masterplans, including the premium segment. Knowledge of the Georgian real estate market. Ability to read and check AutoCAD / Revit / BIM output.
