The role involves close collaboration with multiple internal and external stakeholders, ensuring the prompt resolution of technical incidents, maintaining the property's infrastructure and assets, and taking responsibility for the unit's P&L and operational performance. You are taking over the management of existing operations . Previous experience in property maintenance and/or operations management, a strong technical mindset, a high sense of responsibility, and the ability to effectively lead a multidisciplinary team are key to success in this position. KEY RESPONSIBILITIES Operations Ensure the safe and reliable operation of company property and utility infrastructure. Efficiently manage maintenance, security and greenkeeping services across the complex. Ensure high standards of cleanliness, order and overall appearance throughout the complex, including compliance by residents and contractors. Ensure timely maintenance of utility networks, including seasonal maintenance and preventive measures. Ensure an appropriate level and quality of technical services provided to residents by the company. Ensure the prompt resolution of technical incidents affecting common property and infrastructure. Manage renovation, repair and fit-out projects related to the property's assets. Procure, contract and supervise repair and maintenance works. Maintain accurate and traceable records of technical incidents and ensure regular reporting and analysis. Management Prepare and manage maintenance budgets and take responsibility for the unit's P&L. Prepare periodic operational reports for management and other stakeholders. Manage supplier and service agreements and negotiate improved commercial terms. Recruit, manage and develop the required operational and technical staff. Implement effective supervision and quality-control procedures to ensure required service standards. Proactively identify operational risks and implement appropriate mitigation measures. Development Implement high standards and best practices in property and facility management. Further develop and implement operational regulations and procedures to ensure a comfortable and high-quality living environment. Manage HSE standards and related activities across the complex, including cooperation with external partners. Identify and implement innovative solutions and best practices in property management and maintenance. Provide support and technical advice to the construction team, taking operational and future maintenance requirements into account. Contribute to the implementation and further development of incident management and maintenance software. SKILLS & EXPERIENCE REQUIRED Minimum 3 years of proven experience in property maintenance, facility management or operations management. Strong planning, organizational, coordination and multitasking skills. A Bachelor's degree in engineering, technical or another relevant discipline would be an advantage. Good command of English is desirable. Ability to read and understand technical documentation. Strong attention to detail and a high level of personal responsibility. Good managerial, leadership and communication skills. Ability to work effectively with multiple stakeholders, contractors and service providers. Practical, solution-oriented and proactive approach to problem-solving.
