The project represents one of the most significant private-sector developments in Georgia, focused on delivering a multi-functional destination that integrates premium residential real estate, commercial spaces, hospitality infrastructure, and urban development components. Operating within an international investment framework, the company maintains the highest standards of financial discipline, transparency, and corporate governance. Position Overview We are seeking an experienced Chief Accountant to lead the company's accounting, tax, and financial reporting functions within a large-scale international development project. The role encompasses full-cycle accounting, tax compliance, financial reporting, cost control, and accounting team management. The successful candidate will possess extensive experience in construction or real estate development accounting, strong knowledge of Georgian tax legislation, practical understanding of IFRS, and proven leadership capabilities. The position requires close collaboration with senior management, external auditors, financial institutions, and regulatory authorities. Key Responsibilities Manage and oversee all accounting and tax operations of the company; Lead, supervise, and develop the accounting team (5+ employees); Ensure accurate accounting of construction costs, CAPEX, and development expenditures; Prepare monthly, quarterly, and annual financial statements in accordance with Georgian legislation and IFRS; Ensure timely submission of tax declarations and statutory reports; Manage payroll accounting and settlements with contractors, suppliers, and service providers; Coordinate banking operations and maintain relationships with auditors, regulatory authorities, and financial institutions; Support budgeting, forecasting, financial analysis, and management reporting processes; Maintain accurate accounting records using Micros FINA; Develop, implement, and monitor internal controls, accounting procedures, and financial policies. Professional Requirements Minimum 7 years of accounting experience; Previous experience as Chief Accountant or Deputy Chief Accountant; Mandatory experience in construction or real estate development companies; Proven experience managing an accounting team of at least 5 employees; Strong knowledge of Georgian tax legislation and IFRS; Hands-on experience with Micros FINA is required; Experience working with audits and regulatory authorities; Experience within international or investment-driven projects will be considered an advantage; Strong analytical skills and attention to detail. Candidates without construction or development accounting experience will not be considered. Languages Georgian – Fluent; English – Fluent; Russian – Advantageous.
